Price level = BEA Regional Price Parities 2023, all items (U.S. = 100). Factor = 1 + 0.6 × (price level / 100 − 1): labor and materials don't move fully with the general price level, so the adjustment is damped. Every national figure is multiplied by it.

How the calculator works

  1. Each repair has a national installed-price range from the sources in the table above (per crack, per pier, per foot of wall, per sq ft or per project).
  2. For per-unit repairs, the range is multiplied by your quantity; mudjacking and polyjacking never go below the usual $300–$700 minimum job.
  3. For whole projects, "smaller" uses the lower half of the range, "typical" the full range and "larger" the upper half.
  4. Everything is multiplied by your state's factor. Optional extras (inspection, engineer report, permit) are added on top.

The previous version of this page used national figures only and a general "severity" multiplier without a stated source. It has been replaced by sourced ranges per repair and a documented state adjustment.

Affordable foundation repair: ways to spend less

Foundation repair cost: common questions

How much does foundation repair cost?

Most homeowners pay about $2,224–$8,134 (average around $5,179, This Old House). Sealing a crack costs $250–$800; repairing a settling foundation $4,500–$20,000; underpinning $10,000–$30,000. Use the calculator for your state.

How much does foundation crack repair cost?

About $250–$800 per crack for epoxy or polyurethane injection, and $1,000–$5,000 or more when the crack is structural and the cause has to be fixed.

How much does crawl space foundation repair cost?

About $2,500–$8,000 on average; more when joists or beams are replaced ($350–$1,000 per joist) or the crawl space is encapsulated ($3–$10 per sq ft).

How much does slab foundation repair cost?

About $1,000–$10,000 for most jobs; more when piers are needed under a settling slab.

How do I know if a foundation repair quote is fair?

Compare the same scope (number of piers or feet of wall, method, warranty) and use the quote checker. A very low price often leaves out depth, permits or restoration.

Does homeowners insurance pay for foundation repair?

Standard homeowners policies usually exclude settling, cracking and earth movement. Damage can be covered when it's caused by a covered event, such as a sudden plumbing leak - read your policy and ask your insurer before work starts.

Are these prices a quote?

No. They are planning ranges from public cost guides. Get at least two written, itemized quotes for the same scope.
