Concrete leveling: mudjacking vs polyjacking and cost

Signs you may need concrete leveling (mudjacking & foam)

• Sunken driveway, sidewalk, patio or porch steps
• Trip hazards at joints
• Water running toward the house because a slab has tipped
• Sunken garage or basement floor

How concrete leveling (mudjacking & foam) is done

1. Drill small holes through the sunken slab
2. Pump cement slurry (mudjacking) or expanding polyurethane foam (polyjacking) underneath
3. Lift the slab back to level while watching it
4. Patch the holes
5. Seal joints and cracks so water doesn't wash out the base again

How much concrete leveling (mudjacking & foam) costs

Small jobs cost more per square foot because of minimum fees. Foam costs more but uses smaller holes, is lighter on weak soil and cures in minutes; mudjacking is cheaper on large areas.

Concrete repair and lifting

Many concrete contractors also repair cracked or spalled flatwork. For a sunken slab, lifting is usually cheaper than tearing out and pouring new concrete, as long as the slab is in one piece.

Before you hire

• Ask for the price per area or per slab and the minimum charge
• Ask how much lift they expect and whether they guarantee it
• Ask for joint sealing to be included
• Badly cracked or crumbling slabs may be better replaced

Permits, codes and licensing

Contractor licensing is set by each state, and some leave it to cities or counties. Some states license this work at state level (for example the CSLB in California, the Registrar of Contractors in Arizona or the DBPR in Florida); others only require registration or local licenses. Check the license or registration number on your state's or city's public lookup before you pay a deposit, and ask for proof of liability insurance.
